Landlord Gas Safety Record (LGSR) formally CP12, Gas Safety Checks
To ensure tenant safety, all gas appliances and flues must undergo an annual gas safety check, conducted by a qualified Gas Safe registered engineer. After the check, landlords receive a Landlord Gas Safety Record (LGSR) detailing the inspection results. Gas safety checks can be arranged between 10-12 months after the previous check without altering the original expiry date. If it’s outside this window, a new expiry date will be set 12 months from the most recent check. Landlords are not responsible for appliances owned by tenants but must ensure the safety of connecting flues unless exclusively linked to the tenant’s appliance.
The LGSR must be provided to tenants within 28 days of the annual check, or at the start of a new tenancy. For short-term rentals, a visible copy of the record should be displayed in the property. Landlords must keep copies of the gas safety record for at least two additional checks.
