Energy Performance Certificates

An Energy Performance Certificate (EPC) is valid for 10 years and can be reused multiple times during that period. The regulations require an EPC to be commissioned before a building is placed on the market for rental or purchase if there is no valid one in place. A person acting on behalf of the seller or landlord, such as an estate or letting agent, must ensure that an EPC has been commissioned before marketing the building for sale or rent. The EPC must be produced by an accredited energy assessor who is a member of a government-approved accreditation scheme. Additionally, advertisements in commercial media must display the building's energy rating, if available. The EPC must be provided free of charge to the new buyer or tenant. It includes an A–G energy efficiency rating and recommendations for improving energy efficiency. Some of these recommendations may also qualify for financing under the Green Deal scheme, if implemented.
